Job Description
- Transfer of ownership of raw land properties from seller’s name to Belle Corporation.
- Coordinate completion of requirements for DAR exemption/conversion of raw land properties.
- Facilitate rectification/annotation/cancellation of liens and encumbrances.
- Application of individual TCT and Tax Declaration subject for consolidation &/or subdivision of subdivision/condominium/leisure projects.
- Secure development/alteration permit and other government-related permits and clearances pertinent for the development and/or conversion of raw land properties to residential, commercial, leisure and other uses.
- Conduct TCT verification/research of raw land properties/offers for possible acquisition.
(a.) Verifies authenticity of TCT and other forms of ownership of raw land properties by: (a) requesting for certified true copy of TCT and tax declaration traceback of subject property, (b) verifying the status of its real estate tax payment, (c) reviewing if these properties are free from any liens and encumbrances – if there’s any, gathering information with regards to its status and history, and (d) preparing TCT Verification Report for Top Management use and direction.
- Preparation of reports for Management use.
(a.) Prepares Raw Land Inventory, Status of Permits and Licenses & all other reports as required by Management.
- Monitoring of status of remaining raw land inventory & completion of permits and licenses of subdivision/condominium/leisure projects.
- Performs other tasks as required by Management.
